Grand Isles Wellington, FL

Grand Isles Wellington FL Homes for Sale Community Overview

Grand Isles in Wellington, Florida

Grand Isles is a guard-gated single-family home community in Wellington, Florida, built between 1997 and 2000 by Centex Homes and Lennar. With 611 homes organized into five villages — Carmel, Harbor Cove, Emerald Bay, Emerald Pointe, and Sausalito — it’s one of the larger established gated communities in the village, and one of the more varied. Homes range from modest one-story layouts in the mid $400s to larger two-story homes approaching $1 million, all within the same gated perimeter and under the same HOA. Understanding which village fits your priorities is the most important starting point when researching Grand Isles.

This page covers what the community looks and feels like, how the five villages differ from each other, what the amenities and lifestyle offer day to day, and how Grand Isles compares to similar Wellington communities. For current listings by village, recent sales, HOA details, floor plan models, a site plan, and an interactive map, visit the full Grand Isles community guide on WellingtonHomeTeam.com.

What Grand Isles Looks and Feels Like

Grand Isles has an established, well-maintained character that reflects nearly three decades of continuous occupation. The streets are sidewalk-lined throughout the community, the lakes are visible from multiple vantage points within the neighborhood, and the mature landscaping gives the community a greenness and shade that newer developments lack. Because the build-out happened within a three-year window by two major builders, the architectural styles stay reasonably consistent across the community even as the village layouts and lot settings vary.

The community has two gated entrances — a staffed guard-gated main entry and an unmanned residents-only gate — which gives daily access a practical efficiency that communities with only one entrance sometimes lack. The staffed gate is a meaningful feature at Grand Isles’ price point and is one of the things buyers consistently cite when comparing it to other mid-range gated Wellington communities.

The amenity center is well-rounded: a resort-style pool with a separate children’s pool, a fitness center, tennis and pickleball courts, a basketball court, playgrounds, and a clubhouse with gathering spaces. The amenities are sized appropriately for a community of 611 homes and are actively used rather than feeling like a marketing feature that nobody engages with.

The Five Villages of Grand Isles

The village structure in Grand Isles matters more than it does in many multi-village communities because the differences between sections are real and affect both the home characteristics and the price range meaningfully.

Carmel is the most distinctive village in Grand Isles. The homes here are built on zero-lot-line homesites, meaning the yards are minimal and the homes sit close to each other. Floor plans in Carmel are generally smaller, and Carmel has its own private heated pool and cabana exclusively for its residents. The price point in Carmel tends to be the most accessible entry into Grand Isles, and buyers who want the gate and amenities without the larger home and lot tend to focus here. It’s a fundamentally different living experience from the other four villages.

Harbor Cove transitions to more traditional single-family lot sizes with a wider range of floor plans. Lake and preserve views are available, and the pricing reflects more of the mid-range spectrum of the community. It’s a good village for buyers who want a more conventional residential setting within Grand Isles without being at the upper end of the price range.

Emerald Bay and Emerald Pointe include a range of home sizes and lot settings, with lakefront, preserve-backing, corner, and cul-de-sac homesites all available. These villages tend to sit toward the middle and upper middle of the Grand Isles price range. Larger floor plans are common here, and some of the more updated and renovated homes in the community are in these sections.

Sausalito offers a mix of home sizes and lot configurations with lake and preserve settings available. Like Emerald Bay and Emerald Pointe, it covers a range of price points depending on lot location, home size, and condition. Cul-de-sac streets in parts of Sausalito give some homes a more tucked-in, private feel.

The Homes in Grand Isles

Floor plans across all five villages range from roughly 1,300 to over 3,600 air-conditioned square feet, with three to six bedrooms and two to four bathrooms. One-story and two-story layouts are both well-represented. Garages range from one-car in the smallest Carmel models to three-car on the larger two-story homes in other villages. Many homes have private pools, and lakefront or preserve-backing lots consistently command a premium over interior lots within the same village.

The construction era — late 1990s — means these are established CBS homes that have been in Wellington for over 25 years. Condition varies meaningfully from property to property. Some homes have been fully updated with new kitchens, baths, impact windows, and roofs; others are more original. That range in condition creates a corresponding range in value and gives buyers at multiple budget levels a way into the community.

Location and What’s Nearby

The Lake Worth Road and SR-7 location puts Grand Isles in the same corridor as Equestrian Club, Black Diamond, and Versailles — central Wellington with strong access in multiple directions. The Mall at Wellington Green, Wellington Regional Medical Center, Whole Foods, and the main commercial corridor along SR-7 are all within a few minutes. Panther Run Elementary — the school Grand Isles is typically zoned for — is close by and well-regarded. Polo Park Middle and Palm Beach Central High School complete the zoning picture.

The equestrian show grounds at the Palm Beach International Equestrian Center are roughly 10 to 15 minutes west. The Palm Beach International Airport is about 20 minutes east. The beach at Palm Beach is roughly 30 minutes depending on traffic. Okeeheelee Park — one of the largest parks in Palm Beach County — is a short drive away and is frequently used by Grand Isles residents for walking, tennis, and outdoor recreation.

Who Tends to Buy in Grand Isles

Grand Isles draws a wide range of buyers, which reflects its wide range of homes and price points. Families with school-age children are a significant presence, drawn by the school zoning, the sidewalk-lined streets, the family-friendly amenities, and the gated safety of the community. First-time buyers who want a guard-gated community at an accessible entry point often find Carmel or the smaller Harbor Cove homes a practical fit. Move-up buyers who want more space and a lake or preserve view gravitate toward the larger homes in Emerald Bay, Emerald Pointe, or Sausalito.

Grand Isles also sees consistent rental activity, particularly during Wellington’s equestrian season. The range of home sizes, the central location, and the amenities make it appealing to seasonal visitors who need more space than a hotel or short-term rental provides.

The community is probably not the right fit for buyers who want an estate-scale home or lot, a very high-end luxury setting, or a community with a strong social event calendar. But for buyers who want a well-maintained, guard-gated community with solid amenities, good school zoning, and a price range that accommodates a variety of budgets, Grand Isles is one of the most versatile options in Wellington.

How Grand Isles Compares to Similar Wellington Communities

Buyers most often compare Grand Isles to the Isles at Wellington, Black Diamond, and Versailles. The Isles at Wellington is larger and covers an even wider price range across more villages. Black Diamond is smaller with a staffed gate at a similar price tier — the Black Diamond community overview on this site covers that comparison in detail. Versailles is more architecturally distinctive and sits at a higher price point. Equestrian Club is smaller and more upscale with estate homes only.

Within the mid-range gated Wellington market, Grand Isles stands out for the combination of community size, amenity quality, village variety, and the staffed guard gate — a package that’s hard to replicate at the same price range elsewhere in the village. You can also explore the Versailles community overview on this site if you’re comparing grand-gated options at a higher price point.

Final Thoughts

Grand Isles is one of Wellington’s most versatile gated communities — large enough to offer real variety across five villages and a wide price range, established enough to have the mature landscaping and community character that newer developments are still building toward, and well-located enough that the daily practicalities of living in Wellington are genuinely easy from here. The key to navigating Grand Isles well is understanding which village matches what you’re actually looking for, because the community is varied enough that the right section makes a meaningful difference in the experience of living there.
