Versailles in Wellington, Florida

Versailles is a guard-gated luxury community in Wellington, Florida, built between 2003 and 2006 by Transeastern Homes. With roughly 450 estate homes organized into three collections — Artiste, Provence, and Chapelle Royale — it’s one of the more distinctive neighborhoods in Wellington. The French-inspired architecture, stone facades, courtyard-style floor plans, and tiered fountain entrance give Versailles a look you won’t find anywhere else in the village.

If you’re researching whether Versailles is the right fit, this page covers what the neighborhood feels like day to day, what’s nearby, who tends to buy here, and how it compares to other Wellington communities. For current listings, pricing, HOA details, recent sales, an interactive map, and school zoning, visit the full Versailles community guide on WellingtonHomeTeam.com.

What Versailles Looks and Feels Like

Versailles has a polished, finished quality that’s noticeable the moment you turn through the guard gate. The homes are large, the lots are well-sized, and the streets are lined with mature landscaping and lake views throughout. Because the community was built out in just a few years by a single builder, the architectural style stays consistent — which gives it a more cohesive feel than some of Wellington’s larger or more mixed developments.

It’s not an enormous community. At 450 homes it’s large enough to feel established but small enough that you’ll recognize your neighbors. The overall atmosphere skews toward privacy and quiet residential living rather than the kind of resort-style buzz you get in a place like Olympia. People are here for the homes, the lakes, the gate, and the location — not for an events calendar.

The amenity center includes a resort-style pool and spa, fitness center, lighted tennis courts, a half basketball court, a children’s pool, and a playground. The clubhouse has gathering space as well. It covers the basics well without feeling like the centerpiece of the lifestyle here — most buyers in Versailles are focused on the homes themselves.

Location and What’s Nearby

Versailles sits on the west side of State Road 7 (441) just north of Lake Worth Road. That’s about as central as Wellington gets. You’re within a few minutes of The Mall at Wellington Green, Wellington Regional Medical Center, Whole Foods, and the Publix at Greenview Shores. Everyday errands are genuinely easy from this location.

For families, the community is zoned for Panther Run Elementary, Polo Park Middle, and Palm Beach Central High School. All three are well-regarded in the area and easy to reach from this location.

The equestrian community at the Palm Beach International Equestrian Center (PBIEC) and the show grounds along Stribling Way are roughly 10 to 15 minutes away. Versailles isn’t an equestrian community itself, but buyers with horses or an interest in the equestrian scene do buy here because of that proximity. The Palm Beach International Airport is about 20 to 25 minutes east, and the beach at Palm Beach is roughly 30 minutes depending on traffic.

The Homes Themselves

Floor plans in Versailles range from around 2,238 square feet on the smaller end to well over 9,000 square feet on the upper end, with most of the active market landing somewhere between 2,500 and 5,000 square feet. Homes are available in one-story and two-story configurations, and some models in the Artiste collection feature courtyard-style layouts that are particularly popular with buyers who want outdoor space that feels private and usable year-round.

Interior features common across the neighborhood include high ceilings, open living areas, large primary suites, and private pools on many lots. Many homes also have three-car garages, which stands out in a market where two-car garages are the norm. Lake views are available throughout the community, with lakefront lots commanding a meaningful premium over interior lots.

Who Tends to Buy in Versailles

Versailles appeals to a fairly specific buyer. This is not a starter neighborhood or a townhome-style stepping stone. The combination of home size, price point, and guard-gated entry attracts buyers who are either upsizing within Wellington or relocating from outside the area with a clear sense of what they want.

Families are well-represented here, drawn by the school zoning, the safe gated environment, and the space the homes offer. You also see a meaningful number of buyers who have been renting in Wellington or living in a smaller neighborhood nearby and are ready to move up. The consistent architectural style and the relatively contained size of the community tend to appeal to buyers who want something that feels more exclusive than a large master-planned development.

Versailles is probably not the right fit for buyers who want a very active HOA social calendar, walkability to shops and restaurants, or a smaller and more low-maintenance home. But for buyers who want a grand, well-located, guard-gated community with real estate that holds its appeal over time, it’s one of the stronger options in Wellington.

How Versailles Compares to Similar Wellington Communities

The communities that buyers most often consider alongside Versailles are Olympia, Grand Isles, the Isles at Wellington, and Castellina. Each has a different character worth understanding before making a decision.

Olympia is larger, more active, and more family-activity-oriented with a bigger amenity center. It’s a great community but has a different energy. Grand Isles is smaller, quieter, and generally priced lower. The Isles at Wellington offers multiple villages and a wide range of home sizes. Castellina has newer construction with a slightly different vibe. Versailles sits above most of these in terms of home scale and architectural distinction.
